Do I need a DA?
For all internal construction and renovation, a Council DA is not required.
However, should the renovation require major plumbing or electrical works, a DA may be required.
Clearly, if an existing space is to be enlarged such that it increase the overall floor space of the property, a DA would most certainly be required.
Do I need an architect?
It's not so much that you need one...rather do you want one?
We at Blossom are more than able and experienced to design, plan and specify a residential kitchen or bathroom renovation and are more than happy to work with you to realise your design vision.
Who chooses fittings, appliances, lights, tiles and other items?
Simple answer. You do.
Generally, you choose and purchase these items directly from supplier and we co-ordinate when they are required on site.
How does Blossom quote for a project, as quoting is often a nightmare?

Cost Plus Contract
A cost plus contract is a contract where a contractor (.eg Blossom) obtains materials and services throughout the stages of the building process and costs are passed to the owners, with an agreed margin to cover overheads and profits.
In general this method results in lower overall costs although the final figure is not usually known until completion.
Lump Sum Contract
As the name suggests, the contractor (e.g. Blossom) provides a total fixed cost for the job prior to commencement. This method is only practical if ALL specifications, scope of work and material choices have been agreed to prior to commencement. Unforeseen events can increase the cost but generally, the contractor delivers the project on budget.
